The Signorelli Company has released design plans for “The Village Green,” a 20-acre development planned inside the emerging Marketplace district at Valley Ranch, a large master-planned community in New Caney in Montgomery County. The project is positioned near the junction of Interstate 69 and the Grand Parkway, a growth area that has drawn significant residential and commercial development in recent years.
Plans call for an open-air, pedestrian-oriented environment intended to function as a central gathering place within the Marketplace. The Village Green is expected to add 190,000 square feet of retail space and 40,000 square feet of office space, with leasing activity now underway for future tenants.
How the Village Green fits into Valley Ranch’s broader buildout
The Village Green is planned as one component of “The Marketplace,” a larger 188-acre commercial district that is projected to total about 900,000 square feet of retail space. Construction on The Marketplace is scheduled to begin in summer 2026, with the first buildings projected for completion in the fourth quarter of 2027.
Valley Ranch as a whole spans roughly 1,400 acres and includes multiple districts combining residential, retail and entertainment uses. The community has already delivered thousands of homes and millions of square feet of commercial space over prior development phases. Additional projects have also been announced within Valley Ranch, including a convention center planned in the Entertainment District with an anticipated opening in late 2026.

Project materials describe a layout organized around walkable pathways and bike-friendly lanes intended to connect storefronts, dining and services. The tenant mix has been framed as a blend of regional and national retailers, alongside smaller-format concepts such as cafes, boutiques and wellness-oriented businesses.
